Hi, In the daily emails you’ve often mentioned that stocks in sectors like IT and healthcare are particularly susceptible to rising interest rates. Why are they more likely to be affected than other sectors?

I wish to set up a portfolio of hybrid equity shares (banks/financial?) of 400K with a target return of around 4.0%. This is in view of a fixed-rate loan against my owner-occupied home which will mature in 1.5 years. my questions are:-
1. Is this a good approach?
2. What is a good alternative investment strategy?
3. What rate can I target with reasonable risk/return?
