Hey James and Team. Thanks for your daily commentary over the year. Which is the better quality company ( GMG or CHC ) and offers the best risk/reward, and likely too benefit from industry trends. Is now the right time to invest into these property groups given the prospect of rising rates , maybe next year . General advice only Thanks David

Both Charter Hall (CHC) & Goodman Group (GMG) are high quality companies, however GMG would have to take the cake on quality metrics, plus they will benefit more from the huge structural shift towards e-commerce. We like the risk/reward for GMG following the recent pullback and this week we added it to our Flagship Growth Portfolio. In terms of rising interest rates and property, when rates rise it’s important to invest in companies with growth, and both of these have growth. It tends to be the property companies that don’t have growth that are most negatively impacted by rising rates given the top line cannot mitigate a decline in margins due to higher borrowing.
