Property stocks have caught our attention. On Friday, bond yields traded materially higher on a spike up in Oil prices prompting Aussie 3-year yields to increase by ~10bps. We flagged this at the time. In this scenario, the expectations would be for interest rate sensitive sectors like property to get sold off aggressively, yet that didn’t happen, implying the selling towards the sector has been exhausted. This week, those macro headwinds have eased and property stocks (and retailers for that matter) have rallied from near 52 week lows. We think both of these sectors offer very interesting value/yield opportunities at current levels. Today, we’ll focus on property.
The MVA ETF is a concentrated ASX-traded ETF providing exposure to Australia's listed property sector, spanning both A-REITs and property-related companies, including fund managers, offering slightly broader property ecosystem coverage than a pure REIT index fund. It only has 16 holdings with 5 positions above 10%. We believe it's performed strongly over the last three years, considering interest rates have risen - we went long in mid-2023, and our position in the Core ETF Portfolio MM is showing a healthy ~22% profit.
This MVA ETF gives comprehensive coverage to the ASX200 property sector, which, as would be expected, has struggled as credit markets changed their stance towards local interest rates into 2026. The reaction has been far tamer than with tech, which has also needed to deal with the ”AI Trade” being banished to the proverbial naughty corner. If hawkish fears fade with more soft data, like yesterday's employment numbers, we should see a recovery by Australian property stocks, but this may take time.
The US Real Estate Sector led equities higher overnight as pressure reduced on bond yields; the sector finished up +2.5% while the IT Sector actually closed lower. With investors struggling to justify the lofty valuations of many well-known stocks, the real estate names offer a degree of solace as they remain ~25% below their 2021 high, and interest rates looked to have peaked with the main question of when and how fast will the Fed cut as opposed to if they will cut.
The Real Estate Sector has already rallied over +25% from its late 2023 low as the market got ahead of the falling bond yields – remember, stocks usually lead. The “easy money” is in the rearview mirror but we wouldn’t be fighting further appreciation by the sector.
The rate-sensitive names have catapulted higher over recent weeks, with the Real Estate Sector already up +24% from its November low. While this group is already challenging our initial 1500 target area, we see further upside. However, the “easy money” is already in the rearview mirror, especially with bond yields having already reversed significantly lower.
The Real Estate Sector has endured tough times of late, the local sector is down close to 5% in 2023, while the US equivalent has plunged over -38% from its early 2022 high, less than two years ago. Post-Covid, we’ve seen some tremendous returns from battered sectors when the dial finally turned with Tech, Coal and Gold all coming to mind, we believe the Property Sector could be throwing its hat into the proverbial ring as the next candidate.
In March the ASX200 Property Accumulation Index undeformed the ASX200 by -6.6% leading to today’s question of whether enough is enough. At this stage of the cycle, we believe real estate is all about how bad things can get i.e. if a company is trading well below the value of its asserts by definition a significant degree of bad news is already built into the stock.
